• Renovation of the Timber Trails Club- house as a casual dining venue. • Expansion of the Community Center to double the size of the fitness center, create a new aerobics studio, create a dedicated spinning room, expand the indoor pool in order to add a splash pad, add three family locker rooms and construct a large pavilion to serve as the focal point for the Kids Klub day camp & other community activities. • Construction of a new Tennis Center to serve the very active tennis and pickleball programs. • Restroom improvements at three of the additional beaches on Lake Naomi. The total capital investment by the Lake Naomi-Timber Trails members since the completion of the Community Center exceeds $10 million. But it doesn’t end there. Next on the drawing board are 10 additional pickleball courts as well as a new Lake Naomi Clubhouse at the lakeside site of the existing clubhouse. When you undertake a community project, it is important to plan carefully in order to assure success. Having a successful project will definitely set the stage for more successful projects. T H E S O U R C E F O R S T R A T E G I C C O M M U N I T Y S U C C E S S ™ MCMAHON’ S Community Planning Report SPRING 2021 By Jeff Evans, LSM, PCAM, MCM, CCE, CCM, ECM On Memorial Day Weekend in 2007, the Lake Naomi-Timber Trails Planned Community in North- eastern Pennsylvania cut the ribbon on a new 48,000 square foot Community Center. The project all start- ed with a McMahon Survey in 2002. This survey led to the planning and design for the facility and a very positive member vote in 2005. While this new $8.5 million facility was expected to have a positive impact on usage patterns in the Community, no one could predict the impact that it would have on future projects for the 2,300 single- family home community. Based on the success of the Community Center Project, Lake Naomi-Timber Trails has achieved a positive member vote for all of the following projects: • An additional parking facility for the Lake Naomi Clubhouse and the main beach on their 277 acre lake. • Purchase and refurbishment of a bed & breakfast and the creation of a coffee shop. This facility is used to house overflow guests of members and as a means of marketing the 58 year old community. • Purchase of waterfront land to expand the main beach. • Purchase of a key property at the entrance to the Community for future use. • Purchase of land & construction of staff housing. • Renovation of the Golf Center that serves their nine hole executive golf course.
